Skylight Replacement Cost: Replacing an Existing Unit Without Creating a New Opening
Replacing a skylight in an existing opening can be narrower than installing a new one, but “same opening” does not guarantee a direct-fit exchange. Curb or deck mounting, dimensions, roof pitch, flashing kit, roof covering, water damage, access, and interior finish all need to be checked.
Start with the existing assembly
Record the manufacturer, model, dimensions, mounting method, roof pitch, roof covering, flashing, shaft, and visible interior staining. Legacy units may have discontinued dimensions or curbs. A current unit may require adaptation, a new flashing kit, roof-cover disturbance, trim work, or a different interior finish.
VELUX provides model-specific installation instructions and identifies roof pitch and flashing-kit compatibility as material selection constraints for its products. That is useful manufacturer guidance but does not establish a direct fit for every brand.
What the quote can include
- removal of the existing unit, flashing, trim, and damaged materials;
- replacement unit, glazing, frame, controls, screen, and flashing kit;
- roof access, protection, roof-cover removal and matching, underlayment, and counterflashing;
- curb, deck, shaft, air-control, insulation, drywall, trim, and paint repair;
- diagnosis or repair of damaged roof deck, framing, insulation, or interior finishes;
- disposal, weather protection, taxes, permits, and warranty conditions.

Repair, replace, or coordinate with reroofing
Repair may fit when the unit, curb, frame, and glass are sound and a bounded flashing, seal, operator, or roof repair can correct the problem. Replacement is more plausible when the unit is obsolete, the seal or glass is failing, the frame or curb is damaged, or the desired performance or operation has changed. Coordinating with reroofing can alter access and roof-covering costs, but it does not remove the need for compatible product and flashing details.
There is no reliable universal skylight replacement price. Ask for the unit, roof scope, flashing, access, finish, disposal, and concealed-condition allowances separately. The lowest product price is not the lowest completed project if the existing curb or roof covering cannot support it.
