Mobile Home Skirting Replacement Cost: Materials, Venting, Access and Repair vs. Replace

Skirting encloses the perimeter below a manufactured home. It can affect appearance, access, pests, wind, moisture, and the way surface water moves near the home, but it is not the foundation and does not replace piers, footings, or anchoring. A skirting quote should describe the enclosure and its site conditions rather than imply that decorative panels stabilize the house.

Repair or replace?

Panel repair may be reasonable when damage is localized and the existing tracks, vents, access doors, grade, and support are sound. Full replacement becomes more likely when panels are brittle, missing, distorted by uneven grade, repeatedly damaged, or incompatible with the access needed for underfloor work. A different material can change the finish, durability, access, pest resistance, and replacement availability.

Ask whether the quote includes removal and disposal, track or frame repair, corner and transition details, access panels, vents where required, grade correction, insulation, drainage changes, and restoration around stairs, decks, or utilities. Uneven ground may require custom cutting or site work rather than more panels.

Check the cause of damage

Water, frost, animals, impact, wind, settlement, and utility access can all damage skirting. If the interior side is wet, inspect drainage, plumbing, the belly, and insulation before closing the perimeter. If a panel is pushed out by movement, check supports and leveling rather than replacing the symptom.

HUD installation material identifies perimeter enclosure as a context-dependent installation consideration. Ventilation, flood, freeze, and access expectations can depend on the home, installation design, climate, and jurisdiction. Confirm the applicable requirement with the manufacturer and local authority before selecting a sealed or vented system.

Price the enclosure honestly

A useful quote states linear footage, average height, corners, grade changes, material, access doors, vents, removal, disposal, labor, and restoration. It also says what it excludes: drainage, insulation, pest treatment, foundation work, utilities, steps, or permits. Keep U.S. and Canadian market quotes separate; a converted number does not account for local installation conditions.

The lowest panel price is not necessarily the lowest project cost. Preserve safe access for future inspection and make sure the enclosure does not hide a moisture or support problem.

Use a measured enclosure allowance

For a U.S. planning example, assume 180 linear feet of enclosure at a modeled installed allowance of $25 per foot, plus $1,000 for removal and disposal and $1,500 for access doors, vents, corners, and grade changes: about $7,000. A separate Canadian model might use 180 feet at CAD 32 per foot, plus CAD 1,300 and CAD 2,000: about CAD 9,060. These are transparent assumptions, not material-specific market averages; height, slope, access, and product choice can move them sharply.

Ask the installer to measure linear footage and list panels, vents, doors, removal, disposal, grade transitions, and restoration. Keep drainage, insulation, pest work, support repair, and utility relocation outside the skirting allowance unless explicitly included. A more expensive enclosure may preserve inspection access, but it is not a substitute for correcting the source of water.
