Manufactured Home Inspection Before Buying: What Problems Can Change the Real Cost
A general home inspection can identify visible defects, but a manufactured home deserves questions about its support system, underfloor assembly, sections, labels, and site installation. The purpose is not to diagnose every hidden defect from a short visit. It is to identify conditions that deserve a specialist assessment and a repair allowance before you commit to the purchase.
Start with the home and site
Confirm whether the home is a manufactured home, modular home, seasonal unit, or another factory-built type. Record the age, labels or data plate, section count, foundation or pier arrangement, additions, and visible history of relocation. Check access for delivery or repair equipment, grading, downspouts, standing water, erosion, and whether surface water can collect beneath the home.
For a U.S. manufactured home, installation guidance treats site access, stable soil, foundation and anchoring, drainage, perimeter enclosure where applicable, and utility hookups as connected considerations. Ontario modular guidance similarly separates factory inspection from site foundation, anchorage, and grading. These are inspection prompts, not a universal checklist or certification.
Support, level, and anchoring
Look for sloped floors, doors or windows that bind, cracked finishes near section joints, shifted piers, damaged blocks, missing shims, corrosion, settlement, and signs that the home has moved. Inspect anchors and straps where visible, but do not infer capacity, spacing, or adequacy from appearance alone. Wind, flood, seismic exposure, soil, foundation design, and the home’s installation instructions can change the conclusion.
If the inspector sees movement or inadequate support, obtain a focused evaluation before assigning a repair number. Releveling may be a symptom-level service; it may not correct a footing, drainage, soil, or anchoring problem.
Under the home
Where access is safe and permitted, inspect the belly or bottom board, insulation, ducts, plumbing, electrical and fuel connections, moisture, animal damage, and floor framing. Look for patched openings and wet or sagging insulation around prior plumbing or HVAC work. A soft floor inside may require source correction, underfloor access, subfloor work, finish restoration, or structural review.
Do not enter a confined or unstable crawl area simply to complete a checklist. Use a qualified professional when electrical, combustion, structural, biological, or difficult-access hazards are present.
Sections, roof, openings, and additions
For a multi-section home, inspect the marriage line or mate-line area for gaps, leakage, cracking, floor transitions, roof discontinuity, and utility crossover concerns. Examine roof-over history, penetrations, ponding, coatings, and evidence of added weight. Check windows and doors for water damage, nonstandard openings, and settlement-related distortion.
Unpermitted or structurally attached porches, decks, carports, rooms, and other additions deserve special attention. Ask for permits, plans, installation records, and any manufacturer or engineer review. A finished room can conceal a support or water-management problem.
Build the allowance before closing
Separate immediate safety or water-control work from optional improvements. Obtain written scopes for support, drainage, anchors, underbelly, utilities, sections, roof, openings, and additions. Ask which findings require engineering, permit verification, destructive inspection, or a second trade. Inspection fees and local specialist rates vary, so there is no universal manufactured-home inspection price that applies to every market.
The useful result is a decision-ready list: what appears sound, what is uncertain, what needs a specialist quote, and what could make the purchase uneconomic. Keep those unknowns visible in the offer and closing decision rather than converting them into an optimistic single repair number.
Build a transparent inspection allowance
For planning only, a U.S. buyer might model a basic inspection at $500, a specialized manufactured-home assessment at $750, and a $2,500 allowance for follow-up access or testing: $3,750 before any repair. A Canadian buyer can build the same logic in CAD—for example, CAD 650 + CAD 950 + CAD 3,000 = CAD 4,600—without treating those assumptions as a market average. The actual fee depends on travel, scope, reporting, and whether a structural, electrical, HVAC, or moisture specialist is added.
Use the allowance to price uncertainty, not to pretend the defect is already known. A quote for support, drainage, utility, or underbelly work should replace the allowance as soon as the condition is confirmed. Keep inspection, destructive testing, engineering, and the repair reserve as separate lines so a low inspection price does not make a risky purchase look inexpensive.
