Detached ADU Cost: Backyard Cottage and Garden Suite Economics
A detached ADU is a new independent dwelling on the same property as the primary home. The building price is only one part of the project. Site access, foundation, utility distance, grading, drainage, approvals, and landscape restoration can determine whether a seemingly affordable unit fits the property.
Separate the building from the property work
Building: Design, structure, roof, windows, doors, insulation, exterior finishes, kitchen, bathroom, heating and cooling, electrical, plumbing, and interior finishes.
Property: Survey or site plan, clearing, excavation, foundation preparation, retaining or drainage, walkway and access, water and sewer or septic, electrical service, trenching, delivery or crane access, permits, inspections, fees, and restoration.
CMHC’s Canadian design-catalogue guidance specifically treats regional codes, climate, site conditions, parking, access, grading, and drainage as design inputs. A repeatable plan can reduce design effort without eliminating site adaptation or local approvals.
Why totals vary
A compact, accessible lot with nearby services and direct equipment access is a different project from a rear lot reached through a narrow side yard. Long utility runs, rock, slopes, poor drainage, trees, retaining work, paving removal, transformer or service limitations, and septic capacity can all add scope. None has a reliable national price.
Angi’s 2026 US article reports about $180,000 as a market observation for new ADU construction. That is a directional US signal and may describe a different inclusion set from a Canadian builder’s unit quote. Do not convert it into Canadian dollars or compare it with a building-only prefab price.
Approval is part of the cost decision
CMHC’s homeowner guide places property and rule checks before plans, approvals, permits, construction, and inspections. California HCD and British Columbia provide examples of jurisdiction-specific ADU frameworks, not a national entitlement. Confirm zoning, lot coverage, setbacks, height, parking, fire, egress, accessibility, utilities, wastewater, and occupancy with the local authority.
Site-built and factory-built choices
A site-built unit can adapt during construction and may suit a constrained lot. A factory-built or modular unit can offer a repeatable design, but transport, crane/set, foundation, connections, finish work, and local approval remain. Compare methods on total installed cost and site fit, not the advertised unit price.
Bid checklist
Ask for a site plan and assumptions; building and foundation; excavation and drainage; water, sewer or septic; electrical and fuel; access and delivery; design and engineering; permits and inspections; kitchen, bath, HVAC, and finishes; landscaping and paving restoration; temporary protection; allowances; and exclusions.
The detached ADU decision is sound when the homeowner knows both what the cottage costs and what the property must do to receive it.
The site can dominate the building
Two identical cottages can have different budgets because one lot has a short open route and the other requires excavation through paving, a retaining solution, tree protection, a pump, or a long service trench. Ask for an early site walk and a marked utility route. Do not treat a catalog plan as site-ready until the foundation, grading, drainage, and access are checked.
Construction access and future access
Delivery vehicles, concrete trucks, cranes, and excavation equipment need room at the beginning. Later, maintenance workers need a usable route to meters, shutoffs, mechanical equipment, cleanouts, and the building itself. Include temporary and permanent access, gates, steps, walkways, drainage, and restoration.
Finish and independence choices
A basic studio, a family suite, and a fully independent home have different kitchen, bathroom, storage, HVAC, accessibility, and finish scopes. Decide whether the unit shares utilities or uses separate arrangements where allowed. Independence can improve function but adds infrastructure and administration.
A staged feasibility path

Compare the delivered property
Include the completed route from the street to the unit, service access, drainage, steps, walkways, planting, paving, fencing, and connections to the main house. Ask what remains the owner’s responsibility after the builder leaves. A detached ADU is a property transformation; the building is only its most visible part.
Require a list of owner-supplied work, utility-company work, authority fees, contractor work, and allowances. Ask who restores paving, planting, fences, steps, and drainage. A unit price becomes useful only when those responsibilities are visible and the finished property—not only the cottage—is the outcome being priced.
Budget shared-property interfaces
Even a detached unit shares a property with the primary home. Decide how residents reach the unit, where vehicles park, how deliveries occur, who uses outdoor areas, and how water, power, drainage, waste, and maintenance are accessed. A private building can still create conflicts at the driveway, fence, meter, service route, or stormwater path.
Include the cost of keeping the main home functional while the site is disturbed. Temporary access, protected walkways, fencing, tree or landscape work, and restoration may be material on a constrained lot. The site plan should show both the new unit and the property systems it depends on.
Start with a site-and-service concept
Before selecting a building system or floor plan, draw the unit, access route, parking, service route, drainage path, and construction staging area on the property. Include the main home, fences, trees, slopes, paving, easements, and any existing utility equipment. The drawing is not a permit plan; it is a way to expose conflicts that a catalog price cannot include.
Ask where water, wastewater, electricity, fuel, communications, stormwater, and mechanical equipment will go. A nearby connection may still need capacity confirmation, trenching, restoration, or a new service arrangement. A remote or constrained lot may require a different foundation, delivery method, access strategy, or wastewater solution. Do not assign a national cost to any of those conditions.
Compare building methods by responsibility
A site-built unit may adapt more easily during construction, while a factory-built or modular unit may offer a repeatable design. Neither eliminates the property work. For each method, identify who supplies the foundation, transport, crane or set, connections, inspections, finish work, exterior steps, drainage, landscaping, and correction of site damage. Also record what happens if the site is not ready when a unit arrives.
The comparison should use the same finished area, kitchen and bathroom scope, insulation and comfort target, accessibility objective, and approval assumptions. If the factory quote stops at delivery or the site-built quote excludes professional services, those numbers are not alternatives yet. A lower building price can simply mean that more work has been assigned to the owner.
Stage the feasibility spend
Ask for a site walk that ends with a short assumptions list. It should identify the likely foundation approach, equipment access, utility entry, drainage direction, and any work that protects the existing home. A documented “not yet known” is useful; a broad allowance with no test behind it is not a resolved feasibility item.
The first stage should produce decisions, not just drawings. Confirm the likely building location, access for equipment and materials, parking or path requirements, service route, drainage approach, and the relationship to the main house. If any of those items is unresolved, keep the next spend focused on the uncertainty that could eliminate the concept. A detailed floor plan cannot compensate for an unusable site.
For the property-level budget, list temporary conditions as well as permanent work. Protecting the main home, maintaining access, relocating a fence or service, restoring paving or planting, and keeping occupants safe can all affect the cost even though they are outside the ADU shell. The finished property—not the factory or framing package—is the correct unit of comparison.
The most useful first spend is usually the information that can eliminate the detached option: local dwelling and site rules, access for construction equipment, utility or wastewater capacity, drainage, and foundation conditions. Once those gates are sufficiently clear, adapt the plan to the site and ask for a total-installed budget. Detailed finishes can wait until the property can receive the unit.
After completion, include permanent access to meters, shutoffs, equipment, cleanouts, roof drainage, and the unit itself. A detached ADU is a new building and a new pattern of movement across the property. Its budget is complete only when residents can use it and future workers can maintain it without reopening the site.
