Start with fixed elevations

Before adding soil or a drain, document door thresholds, window wells, cladding, vents, foundation exposure, patio edges, downspouts, and the lowest point of the yard. A regrade can improve a surface only if it has room to create a safe fall without burying building details or sending water to another property. A drainage system can collect water only if the inlet, pipe, maintenance access, and outlet are workable.

Ask the contractor to mark proposed finished grades and the discharge path on the quote. If the patio, retaining wall, fence, utility, or property line controls the route, state that constraint explicitly. Regrading and drainage may be combined, but the proposal should show which part addresses the source and which part manages residual water.

Plan for what excavation may reveal

A small test or assessment can identify compacted fill, roots, buried construction debris, groundwater, rock, or an undocumented service before the full scope is selected. Utility locating, permits, engineering, and discharge approvals require local verification. Keep an allowance for conditions that cannot be seen without opening the ground, and ask what evidence will trigger a change order.

  • Correct roof runoff and obvious surface grade before assuming a buried drain is needed.
  • Regrading and drainage are alternatives in some locations and a combined scope in others.
  • The outlet, not just the trench or inlet, determines whether the system can work.
  • Surface corrections do not diagnose or repair below-grade foundation systems.

Compare the surface and subsurface paths

The useful comparison is not “regrading versus drain” in the abstract. It is whether the water can be kept away from the building by changing the surface route, or whether concentrated or subsurface water still needs collection and conveyance. A regrade may be efficient where a settled strip has enough room to shed water away from the house. It may be unsuitable where the lot is tight, the patio or walkway fixes the elevation, or the new flow would affect a neighbour.

A surface drain or French drain can manage a constrained route, but it adds inlets, pipe, maintenance, and an outlet. A dry well adds infiltration and regulatory questions. None of those options automatically resolves water that is entering through a foundation assembly. The proposal should identify the part of the water path it addresses and the part that remains outside its scope.

Protect clearances and future access

Adding soil around a house can change the relationship between grade and siding, doors, windows, vents, steps, window wells, and hardscape. Lowering a patio or cutting a trench can affect its base and the route of other services. Ask for finished elevations at thresholds and openings, not only a statement that the yard will slope away. When a drain is proposed, keep cleanouts, outlets, and inspection points accessible after landscaping is restored.

If the site has a basement or crawl-space symptom, collect the surface observations and request a separate assessment of below-grade conditions. A site-drainage quote can be worthwhile without being represented as a waterproofing diagnosis.
