Trace the water before pricing a drain

Ponding on a patio may come from an incorrect surface grade, settlement, roof runoff, an upslope yard, a blocked outlet, water through a retaining-wall interface, or a high surrounding grade. The visible low point is not necessarily the source. Ask the contractor to observe the area during or after rain when possible and to identify where water enters, where it is collected, and where it will discharge.

Possible drainage repair scopes

The least invasive option may be correcting a small surface area or cleaning an accessible inlet. Other projects may require lifting pavers, cutting concrete, replacing a drain, installing a channel, rerouting a downspout, rebuilding a swale, or excavating a failed outlet. A dry well, infiltration feature, or discharge connection is configuration-dependent and needs local suitability and approval checks; it is not a universal answer to patio ponding.

If a patio meets a retaining wall, foundation, stair, or walkway, the repair should identify the interface and its inspection access. A drain installed at the low edge may collect water, but it cannot correct a surface that directs water toward a building or a pipe that has nowhere safe to discharge. Ask whether the proposal includes testing the route after installation.

Cost depends on cutting, access, and restoration

An accessible surface drain cleanout is a different job from excavation below a patio. Lifting and resetting pavers can preserve units when the base is sound; cutting and patching concrete may leave a visible repair; full removal creates demolition, hauling, base, and replacement scope. Narrow side yards, steps, fences, landscaping, and long pipe runs increase handling and restoration.

Request separate allowances for diagnosis, excavation, pipe or drain components, surface removal, surface replacement, outlet work, disposal, landscape restoration, taxes, and permits or local review. Ask how groundwater, rock, buried services, roots, or a property-line issue will change the price. Do not accept an unexplained allowance for “drainage” when the outlet is the main uncertainty.

Keep the building boundary clear

The repair should preserve intended drainage away from the foundation and should not raise a surface against doors, cladding, vents, or window wells. If the proposed discharge could affect a neighbour or public infrastructure, verify the local requirement with the responsible authority. Government of Canada property-grading guidance and local municipal guidance are useful context, but they do not establish one universal private-property detail.

Compare proposals by water path

Ask each bidder to mark the inlet, pipe or surface route, outlet, cleanouts, finished grades, and restoration boundary. Confirm who maintains the system and what access is retained for future inspection. A cheaper proposal that stops ponding at one point by moving water against another structure is not a comparable solution.

  • A drain, regrade, paver reset, or slab replacement solves different conditions.
  • Raising a patio can create door and cladding clearance problems.
  • Compare the outlet and restoration, not only the visible patio work.

Separate patio elevation from surrounding grade

Water may pond because a section of the patio settled, because the surrounding soil directs runoff onto it, because a downspout discharges nearby, or because the patio edge has no reliable route to a receiving area. A patio can also be flat enough for its intended use while still allowing water to leave through a designed surface or collection path. The visible low area is not enough to select a drain or a replacement.

Photograph the patio while water is moving and after nearby ground dries. Note doors, thresholds, wall edges, downspouts, slope breaks, retaining walls, and the direction of runoff. Ask the contractor to mark existing and proposed finished elevations and to explain whether the correction is in the patio, the adjacent grade, or the downstream outlet.

Match the repair to the hardscape type

Pavers may be lifted and reset when the cause is localized and the base, bedding, edge restraint, and drainage can be corrected. Concrete may require joint work, localized repair, resurfacing, slab cutting, or full replacement; raising it can create clearance problems. A channel drain can intercept a defined route, but it needs support, a compatible grate, an outlet, and maintenance access. Regrading may be simpler when there is room and a stable receiving area.

Request alternatives when the outlet, subgrade, or elevation is uncertain. The estimate should separate diagnosis, surface removal, base or soil correction, drain components, pipe, outlet, demolition, disposal, restoration, and any local review. Ask what happens if excavation finds groundwater, rock, a utility, or an unsuitable base.

Keep the building boundary visible

Correcting patio drainage should not simply move water toward a door, cladding, window well, foundation, neighbour, or public system. Foundation waterproofing, footing drains, sump systems, and groundwater control belong to the separate below-grade scope when those become the primary issue. A site-drainage repair can reduce surface loading without proving that a building-water problem has been diagnosed.

Keep the final grades, route, outlet, cleanouts, and restoration record. This helps future owners maintain the drainage and compare a later repair with the original water path.

Verify the receiving point before approving the surface work

An inlet, pipe, or channel is only one part of a drainage repair. Confirm where collected water will discharge, whether the route remains accessible for maintenance, and whether the receiving area can accept the flow without erosion or nuisance. A proposal that moves water away from the patio but toward a foundation, neighbour, slope, or public system has not defined a complete outcome.

Ask for a simple plan or marked-up site sketch showing existing and proposed grades, the collection point, pipe or swale route, outlet, overflow path, and restoration boundary. Separate work that can be priced now from findings that require opening the patio or checking the subgrade. Include cleanouts, grate access, protection during construction, and maintenance responsibilities. This turns “fix the ponding” into a scope that can be inspected after the next significant rain and compared with the original water path.

Test the outcome against the original complaint

Before closing the scope, describe how the homeowner will recognize that the repair achieved its intended result. That may include a clear route away from the patio, no new ponding at a threshold, protected edges, accessible cleanouts, or a defined overflow path. It does not mean that one rain event proves every below-grade condition has been resolved.

Ask for the proposed elevations and outlet location in the written record. Clarify who restores pavers, concrete, planting, soil, steps, walls, or finishes removed to reach the drainage work. If the contractor finds groundwater, rock, a utility, or an unsuitable base, the change process should identify whether the work pauses for further evaluation. This keeps a small visible repair from obscuring a larger water-management decision and gives future maintenance a clear starting point.
