Historic Wood Floors: Refinish, Patch, Weave In New Boards, or Replace?
The right treatment for an old wood floor depends on how much usable material remains, how many times it has been sanded, whether the damage is local, and what is happening below it. A floor with worn finish is a different project from one damaged by moisture, movement, insects, or a failing subfloor.
Determine what the floor is made of
Before pricing refinishing, identify the floor construction, board dimensions, species if known, finish history, remaining wear layer, subfloor, and support below. A solid floor that has not been repeatedly sanded has a different repair path from a thin surface, a veneer, a painted floor, or boards already worn through at thresholds.
