Slab Foundation Repair Cost

US planning allowances range from about $500–$3,000 for a limited assessment or nonstructural crack treatment, $3,000–$15,000 for localized structural repair, and $15,000–$60,000+ for settlement stabilization, support work, interior access, or broad slab reconstruction. Ordinary patio, driveway, and garage-flatwork pricing is not a reliable substitute. Canadian homeowners should use local CAD quotes.

Confirm that the slab is the problem

“Slab repair” can mean a structural foundation, a garage slab, a basement floor, or a nonstructural concrete surface. A crack, uneven floor, sticking door, plumbing leak, or visible displacement may result from the slab, subgrade, foundation perimeter, framing, soil, or water. The first cost is often deciding which layer needs investigation.

HUD inspection guidance supports looking at patterns and related foundation or structural elements rather than treating a single symptom as a diagnosis. A proposal should state whether it is addressing load support, movement, water entry, a plumbing-related void, or surface appearance.

Common repair paths

Limited crack treatment may be appropriate for a stable, nonstructural condition, but sealing does not prove the slab is structurally sound. Localized structural work may involve opening the slab, repairing reinforcement or support, filling a void, or addressing a connection. Settlement work can involve lifting or underpinning at the perimeter or selected load points.

Plumbing leaks and expansive or poorly compacted soils can change the economics. A repair that restores the concrete but leaves the water or ground mechanism in place may not be a complete project. Leak detection, drainage, soil work, and interior finish restoration should be priced as related scopes rather than hidden inside one slab line.

Cost drivers

Important drivers include slab thickness and reinforcement, affected area, access, floor coverings, cabinets or walls above, utility location, demolition and disposal, groundwater, soil, support geometry, lifting objective, engineering, permits, and restoration. Interior access can make a small area labor-intensive. Exterior access can require excavation and hardscape replacement.

Do not compare a proposal priced per square foot with one priced per support or per repair location until the intended outcome is the same. A cosmetic surface repair, localized structural opening, and settlement stabilization are different products.

Simple, typical, and difficult scenarios

Simple: An accessible, stable crack or limited nonstructural defect with no related movement. The quote should clearly exclude settlement, plumbing, and finish work not observed.

Typical: A localized area requires floor removal, investigation, structural repair, patching, and coordination with plumbing or a support point. Use allowances for concealed conditions and restoration.

Difficult: Multiple rooms show unevenness, the slab is moving with the foundation, soil is expansive, or lifting and underpinning are proposed. Budget for diagnosis, structural design, ground correction where needed, and a broader restoration plan.

Quote questions

Ask what measurements or observations support the scope, how structural versus nonstructural behavior was evaluated, what materials and access are included, who handles engineering and permits, how utilities are protected, how much floor finish is removed and replaced, and what happens if the opening finds a void, damaged reinforcement, or a larger movement pattern.

If the project is actually a driveway, patio, or ordinary garage-floor repair, use the relevant concrete or site-work scope. If the slab is part of a house movement problem, compare it with the foundation settlement and soil articles before approving a surface-only price.

Use the opening as an economic decision

When a slab is opened, ask what evidence will be collected before it is patched: support condition, reinforcement, plumbing, voids, moisture, and the edge or wall connection. An agreed investigation allowance can be more useful than a fixed patch price that assumes the opening will reveal nothing unexpected. Require photographs, quantities, and an approval threshold for additional work.

For a short ownership horizon, avoid paying for optional finish upgrades that do not improve the structural result. For a long horizon, include the cost of correcting the water or soil mechanism and the value of restoring access to the slab once. Repairing the same area twice is often more expensive than coordinating structural, plumbing, and finish work in one planned opening.

Decide what the finished floor must accomplish

Some owners need a watertight patch, some need stable support, and some need a level surface for finishes or accessibility. Those outcomes can require different scopes. Ask the contractor to state which one is priced and which symptoms may remain. A surface patch should not be compared with a structural stabilization simply because both include concrete.

Before approving a change order, require the new condition to be documented and the additional work to be tied to a measured area, support point, or discovered utility. For long-term ownership, include the cost of correcting expansive soil, drainage, plumbing, or foundation movement when relevant. Keep unrelated flooring upgrades separate from necessary structural restoration.

Separate the slab from its surroundings

Ask whether the quote addresses structural support, surface cracking, plumbing-related voids, soil movement, water entry, or finish appearance. Normalize the opening, investigation, reinforcement, repair material, access, utility protection, demolition, and restoration. A square-foot patch is not equivalent to settlement stabilization or underpinning.

Use the same intended outcome when comparing bids. For long-term ownership, include the cost of correcting soil, moisture, or plumbing causes and the value of opening the area once. For short-term ownership, keep optional flooring upgrades separate from necessary structural work.

The finished floor can dominate the slab decision

A slab repair is not complete when concrete has been injected, leveled, patched, or replaced if the finished floor still needs to meet a particular flatness, moisture, or elevation requirement. Tile, resilient flooring, wood, cabinets, doors, partitions, and plumbing can each impose different restoration work. Some movement may be structurally tolerable but unacceptable for a sensitive finish.

Before accepting a method, define whether the target is stabilization, reduced trip hazard, improved drainage, support under a load, or a finished-floor result. Ask who removes and replaces flooring, tests moisture where relevant, reconnects utilities, and handles differences at thresholds. Separating the structural slab scope from finish replacement prevents a low repair quote from being compared with a fully restored room and clarifies which result the budget actually buys.

Separate slab, subgrade, perimeter, and plumbing questions

The slab can be the visible surface while the economic problem sits below or beside it. A void caused by a plumbing leak, variable fill, expansive soil, a failed perimeter footing, or a moving wall may require different investigation and repair. A crack in a basement floor can also be a moisture or finish issue rather than a foundation failure. The proposal should identify which layer is being evaluated and which layer it assumes is sound.

Ask what evidence will be gathered before the opening is closed: slab and reinforcement condition, support or subgrade, plumbing, moisture, perimeter connection, and any movement in adjacent walls or finishes. A contractor may reasonably price a limited opening first, but the next decision should be defined. If the opening finds a larger void, poor bearing, damaged reinforcement, or active leak, a measurable change order is more useful than an unlimited “repair as needed” clause.

Compare the result the room actually needs

Structural stability, a reduced trip hazard, a dry floor, a level surface for cabinets, and a finished-floor appearance are related but different outcomes. A method that stabilizes a slab may leave an elevation difference; a finish correction may hide but not solve movement; a plumbing repair may stop a leak while leaving damaged support or concrete. Put the expected result and remaining symptoms in writing.

For a long ownership horizon, coordinate structural, plumbing, moisture, and finish access once when the evidence supports it. For a short horizon, keep optional flooring upgrades separate from the necessary structural correction and document the residual condition. The best slab budget is not the one with the smallest concrete line; it is the one that makes the failed layer, intended result, and restoration boundary comparable.

State the opening and closing obligations

Before a slab is cut, lifted, injected, or patched, identify who protects cabinets, walls, flooring, utilities, and contents; who documents the discovered condition; and who restores the room. A structural contractor may not own plumbing, flooring, cabinetry, or finish matching. Those handoffs should be priced or explicitly excluded. A low structural number can be reasonable when the owner is planning a separate finish project, but it should not be compared with a fully restored-room proposal as though they were the same outcome.

Ask how additional work is measured if the opening finds poor subgrade, damaged reinforcement, a larger void, or an active leak. A square-foot or support-point rule is more useful than an open-ended contingency. If the slab is part of a broader foundation or soil problem, identify the professional decision that connects the slab repair to the perimeter or ground work.

For long-term ownership, include the cost of correcting the mechanism and preserving future access to utilities and the slab edge. For short-term ownership, a bounded correction may be appropriate when the residual condition is acceptable. The final comparison should say whether the room will be dry, stable, level enough for its intended finish, or simply patched.
