Installation quality changes the future cost
The long-term value of a segmental wall depends on the relationship between the face, base, drainage, backfill, reinforcement, and surrounding grade. A wall can use attractive units and still be a poor fit if the system does not match the soil, groundwater, slope, surcharge, or access. Ask what part of the installation the proposal is intended to control and what evidence supports that choice.
Curves, corners, steps, caps, tiered walls, and transitions into hardscape increase layout and fitting. A wall beside a property line may also need a different excavation or reinforcement strategy. Include delivery, staging, soil handling, utility protection, disposal, and restoration. Ask for the finished grades and water route so a future patio or landscape project does not damage the wall’s drainage.
If an existing segmental wall is being repaired, compare resetting units with base reconstruction or replacement. CMHA best-practice material distinguishes specification, design, construction, and inspection; a product selection alone does not provide all four.
The facing block is only the visible layer
An installed segmental retaining wall may include excavation, a prepared base, leveling material, drainage, backfill, reinforcement, caps, edge restraint, delivery, compaction, and restoration. The same block face can be used in different wall systems with very different footprints and costs. Ask the contractor to describe the complete section and the retained grade rather than quoting a block price as if it were an installed wall.
The wall’s geometry matters too. Curves, corners, steps, tiered walls, changes in height, a slope above or below, and a nearby structure can increase layout, excavation, reinforcement, and drainage work. Access can be just as important: small units still require deliveries, staging, soil handling, and a route for equipment or workers.
Gravity and reinforced systems are different decisions
A gravity wall relies on its mass and geometry within the conditions for which it is designed. A reinforced-soil system extends the effective construction zone behind the face and can change excavation and property-line requirements. The distinction should be established by the designer or qualified contractor for the actual site. Do not use a product chart or a generic wall height as permission to select a system without reviewing soil, water, surcharge, and local requirements.
CMHA material identifies groundwater within the wall height, steep slopes, tiered walls, surcharges, seismic design, and weak, fill, expansive, or shrinking soils as global-stability considerations. These factors can add assessment, engineering, testing, or a different wall footprint. Price them openly when they apply instead of leaving them as an undefined contingency.
Preserve a repairable result
Ask where drainage outlets, cleanouts, caps, and wall ends can be inspected. Record the block type, system layout, reinforcement information, finished grades, and photographs before backfill. A future repair may be less disruptive when the route and system are known, but resetting units will not correct a failed base, blocked drainage, or moving soil by itself.
When comparing segmental block with concrete, stone, boulder, or timber, use the same site conditions and performance goal. The lowest facing allowance is not necessarily the lowest complete project cost.
Show the reinforcement footprint
For a reinforced system, the work behind the visible face can control access, excavation, property-line constraints, and restoration. Ask the proposal to show the assumed reinforcement zone, drainage, backfill, base, retained grades, and temporary conditions. A gravity option and a reinforced option should not be compared as if they were the same assembly with different colours.
Also ask how the finished wall will be inspected and maintained. Keep the block product, layout, reinforcement information, outlet locations, final grades, and photographs before backfill. If the wall meets a patio, driveway, fence, or another tier, include that interface in every bid. This makes future repairs and changes easier to plan and exposes the site assumptions that can move a segmental-wall estimate.
