The foundation and formwork are part of the wall
For poured concrete, the visible face may conceal most of the construction scope. Excavation, a footing or base, forms, reinforcing, concrete delivery, placement, curing, drainage, backfill, finish, and restoration all need to be priced. A wall that cannot be reached by a truck or pump may need a different placement method and more staging.
Ask how the contractor will handle an existing wall, groundwater, rock, unsuitable soil, buried services, or a tight property line. Separate a material or concrete allowance from the complete installed system. If the wall will retain a building area, driveway, or steep slope, identify the qualified professional responsible for the design and the local review required.
Maintenance and future repair are different from appearance
Concrete may offer a continuous finish, but opening it later to reach drainage or correct movement can involve cutting, demolition, and matching. Keep final grades, drainage routes, reinforcement and design information, finish details, and photographs of the exposed base. Compare that future access with the repair paths of segmental block, stone, boulder, or timber systems on the same site.
Define the wall before pricing the concrete
Poured concrete is not a single cost category. The contractor may be building a small landscape edge, a gravity-type wall, a reinforced wall, or a wall whose loads and geometry require a designed structural solution. The retained grade, wall length, footing or base, adjacent surcharge, soil, groundwater, access, and finish all matter before a concrete quantity can be meaningful.
Ask for a written scope that separates excavation, disposal, base or footing, forms, reinforcing, concrete placement, drainage, backfill, finish, and restoration. A pump or difficult delivery route may add equipment and labor. Rock, groundwater, buried services, a narrow side yard, or an existing wall can change the method. The estimate should say how those conditions are handled.
Drainage and structure cannot be priced independently
Water behind a retaining wall can affect the forces and the performance of the system. A concrete face may remain intact while the surrounding soil, outlet, or base condition becomes the larger concern. Ask where surface water enters, how subsurface water is handled, and where the outlet goes. Do not assume that a surface coating, sealant, or visible finish corrects a drainage or stability problem.
CMHA guidance identifies groundwater, steep or tiered slopes, surcharge, seismic considerations, and weak or expansive soils as conditions that can require more complex stability analysis. Those are screening factors rather than a universal design recipe. Keep engineering, geotechnical review, local permits, and inspections separate from construction cost when they are needed.
Compare concrete with other wall systems
Concrete may suit a project where a continuous face, geometry, or finish is important, but it can be more disruptive to open for future drainage repair. Segmental block may change unit access and the reinforcement footprint. Stone, boulder, or timber may change delivery, equipment, maintenance, and future replacement. Compare complete systems on the same retained grade and site constraints, not just material labels.
Keep design documents, reinforcement information, drainage routes, outlet locations, finished grades, and photographs. If the wall retains a building, occupied area, driveway, or consequential slope, use the responsible qualified professional rather than treating a generic cost guide as design approval.
Separate visible concrete from the whole wall
The face can look complete while the important cost sits below or behind it. Ask whether the proposal includes excavation, bearing or base preparation, reinforcement, drainage, backfill, temporary protection, and restoration. The written scope should also state how the wall meets a slope, patio, driveway, fence, or building area. These interfaces can determine both access and the consequence of movement.
When bids differ, compare the same retained grade, geometry, water-management outcome, access route, and restoration boundary. If a bidder has used an allowance for rock, groundwater, unsuitable soil, or buried services, ask what evidence will convert that allowance into a change. A lower concrete surface price is not a lower wall price when it omits the conditions that let the system perform.
