Compare a surface correction with an opened wall

If water is entering from an upper grade or downspout, a surface diversion may be a less disruptive first scope when it can be routed to an acceptable receiving area. If water is trapped behind the wall, the correction may require opening the retained side, removing wall material, handling saturated soil, installing or repairing drainage, and rebuilding the affected section. These options are not interchangeable, even when they address the same visible wet area.

Ask what evidence supports the proposed route and what happens if the outlet does not work during a wet season. Include erosion protection, access, disposal, temporary support or protection, restoration, and inspection. A drainage repair that leaves a failed base, changing surcharge, or unstable soil untouched may not be a complete wall repair.

Identify how water is reaching the wall

Possible sources include runoff from above, a downspout, a paved surface, groundwater, a leaking line, irrigation, or water entering through an inadequate or blocked wall-drainage path. A wet face does not identify which source is responsible. Photograph the wall and surrounding grade during and after rain, and note whether the flow is new, seasonal, or associated with a recent grade or construction change.

The repair should address the source and the route, not only the first visible wet spot. Surface diversion may be enough in one case. Another may require access behind the wall, drainage aggregate, a pipe or outlet, removal of sections, base work, or a redesigned wall. The feasible option depends on the wall system, soil, retained grade, access, and local requirements.

Why access determines the repair method

Drainage behind an existing wall is difficult to inspect without disturbing the retained soil or wall face. A narrow property line, building, fence, mature planting, patio, or steep slope can limit equipment and staging. The proposal should state whether access is from the retained side, the lower side, or a temporary route, and whether dismantled material can be stored and reused.

Ask how water will be controlled while the wall is open and how the surface, soil, planting, and hardscape will be restored. Include temporary protection, excavation, disposal, replacement drainage material, outlet work, wall reconstruction, and testing. If the outlet is not approved or the soil is unsuitable, the quote needs an alternate rather than a promise that a buried pipe will solve the problem.

Know when drainage correction is not enough

Water may be one contributor to a wall that also has a failed base, changed surcharge, weak soil, global movement, or deteriorated material. CMHA guidance uses groundwater, slopes, tiered walls, surcharge, and soil conditions as stability considerations; it does not provide a universal repair detail. Ask whether the wall needs a structural or geotechnical evaluation before opening it.

Compare surface-water correction, serviceable drainage repair, partial rebuild, and replacement by the outcome they are intended to provide. If movement is progressive or the wall supports a structure or occupied area, qualified local evaluation is part of the cost decision, not an optional add-on.

Put the outlet in the written scope

A drainage repair is incomplete until the collected water has a defined, maintainable destination. Ask for the route from the wall, the outlet location, the overflow condition, and the restoration needed where the pipe or swale emerges. Confirm whether the receiving grade, erosion protection, property boundary, and local discharge requirements have been considered.

The proposal should distinguish a surface-water correction from work behind the wall and state what can be verified without opening the retained soil. Keep photographs, the drainage section, cleanout locations, final grades, and maintenance instructions. If the wall continues to move after water is redirected, those records make the next assessment more useful. They also prevent a new pipe from being treated as proof that the wall’s base, soil, loading, or overall stability has been resolved.
