Build a patio budget from the complete assembly

The visible finish is only one line in a patio proposal. A useful comparison separates the finished surface from excavation, disposal, base, edge restraint, joints, drainage, steps, access, and restoration. Two patios with the same area can have very different scopes when one is replacing a level lawn and the other is crossing a slope or tying into a house, retaining wall, or existing walkway.

Surface choice does not solve a site problem by itself

A patio should be set at an intentional finished elevation and should not trap roof or yard runoff against the house. If the proposed grade conflicts with a door threshold, window well, foundation, retaining wall, or neighbouring property, the contractor should explain the drainage solution before the surface is selected. A less expensive surface can become the more expensive project if it requires repeated correction of an unresolved low spot or outlet.

For a sloped site, ask whether the patio will be built on a cut platform, a raised edge, a short retaining transition, or a series of steps. Those are not interchangeable allowances. They can affect excavation, wall design, guard or step details, drainage, and permits. Keep the site-grading and retaining-wall questions in the same conversation rather than comparing only finish prices.

Compare lifecycle and repair economics

Pavers can allow localized removal and resetting when the base is sound, but joints require maintenance and a failed base still needs reconstruction. Concrete provides a continuous surface, but cracks, settlement, and colour or finish matching can make later repairs visible. Natural stone varies by setting method and thickness. Gravel may have a lower installation scope in some settings but needs edging, replenishment, and weed or rut management. These are planning distinctions, not promises of a service life.

The right comparison depends on how the patio will be used. A dining area may prioritize a stable, cleanable surface; a path to a shed may prioritize access and drainage; a seasonal sitting area may accept more maintenance. Include furniture, snow clearing, wheelbarrow traffic, pets, and future planting in the brief.

Request comparable proposals

Give each bidder the same sketch, approximate dimensions, access constraints, photos, and desired finished elevation. Ask every proposal to identify demolition, excavation depth assumptions, unsuitable-soil handling, base material, compaction, surface, edge restraint, joints, drainage, utilities, taxes, restoration, and warranty. If the contractor cannot verify a hidden condition, ask for a clearly described allowance instead of treating an unexplained low number as a saving.

Ask what happens if excavation finds groundwater, buried concrete, roots, rock, contaminated soil, or a utility conflict. Confirm who supplies layout and verifies property boundaries. A written change process protects the comparison when the patio cannot be built exactly as the initial visual concept suggested.

Compare the assemblies, not the surface labels

Concrete, pavers, natural stone, and gravel each describe a visible finish, but the installed project also includes the ground beneath it. Ask whether the proposal includes excavation, unsuitable-soil handling, base or subbase, compaction, edge restraint, joints or joint material, drainage, access, delivery, demolition, and restoration. A material that appears inexpensive at the surface can require more preparation or maintenance on the actual site.

The intended use changes the comparison. A dining patio, a path used with a cart, a route in a freeze-thaw climate, and a lightly used sitting area do not place the same demands on the surface or its edges. Curves, steps, transitions to a door, an existing wall, and a slope can make the sitework more important than the finish choice. Explain the use and finished elevation to each bidder.

Use scenarios instead of a single average

A favorable project may have open access, stable soil, little removal, a clear finished grade, and a straightforward surface. A more involved project may need cut and fill, imported or exported material, drainage correction, hand work, difficult delivery, or restoration around existing features. A cold or wet site may also need an assembly and maintenance plan that cannot be inferred from a product name.

Ask each bidder to state the assumed area, thickness or section, finish, base, edge, drainage, access, and restoration. Request an alternate when the subgrade, outlet, or finished elevation is uncertain. Treat U.S. market figures as approximate signals and seek local Canadian pricing rather than converting the U.S. amount.

Consider the repair path before choosing

Pavers can sometimes be removed and reinstated when a localized area settles or a utility needs access, provided the cause is corrected. Concrete can offer a continuous surface but localized repair, matching, cracking, and removal can follow a different economic path. Stone and gravel have their own sourcing, joint, edge, replenishment, and maintenance considerations. None is a universal winner.

Keep the drainage route and final grades in the project record. Ask how the surface will be maintained, what damage the warranty covers, and what future repair would require. This turns a material decision into a comparison of upfront cost, site fit, serviceability, and likely disruption.

Use one written brief for every material

Give each bidder the same area, finished elevations, access limits, intended use, drainage goal, edge condition, and restoration boundary. Ask each one to state the surface assembly, base, joints or aggregate, edge restraint, demolition, disposal, taxes, warranty, and exclusions. If the project may encounter poor soil, rock, groundwater, or buried services, show the allowance and the change process separately.

This brief also makes maintenance part of the comparison. Ask how a future utility opening, localized settlement, weed growth, joint loss, or drainage repair would be handled for the proposed material. A surface with a lower entry price may require more difficult matching or removal later, while a higher allowance may include a more complete base and restoration scope. Keep the final grades and water route with the project record so the chosen system can be maintained as designed.
