Stone selection affects installation effort
Irregular stone can create a natural appearance but requires sorting, fitting, and cutting to control trip edges and joint widths. Cut stone can make layout more predictable while increasing product and cutting requirements. Thin pieces may be unsuitable for a particular assembly or use; the contractor should identify the selected product rather than assume every flat-looking stone is interchangeable.
Ask to see how the patio will meet doors, steps, drains, lawn, and retaining walls. A border can simplify the visual edge but may add fitting and labour. The base and water path control performance
The stone does not correct a weak or wet subgrade. Ask how existing soil, roots, fill, buried debris, and soft spots will be handled; what granular layers are proposed; and how compaction will be verified. If a bonded or mortared assembly is proposed, ask where water goes when it enters cracks, joints, or the perimeter. Surface drainage should be considered with the surrounding grade, not after the patio is installed.
If water comes from a roof, upslope yard, or retaining wall, the patio proposal should identify the diversion or collection work separately. Do not accept a promise that stone joints will solve concentrated runoff. Where the outlet, infiltration, or connection affects a neighbouring property or public system, confirm the local requirements before construction.
Maintenance and future repair are economic choices
Dry-set surfaces may allow individual pieces to be lifted and reset when the supporting base remains sound. A bonded surface can have a different crack and replacement pattern, and matching natural stone can be difficult if the original source is no longer available. Open joints may need replenishment or weed management. Sealing, if proposed, should be described as a maintenance treatment with its own limitations.
Keep spare stone, product information, layout drawings, and photographs of the base and drainage before it is covered. Ask whether the warranty covers the surface only or also settlement caused by the prepared base. Compare the complete assembly with pavers, concrete, and gravel on access, intended use, maintenance, and repair—not only on the initial finish allowance.
Request a comparable quote
Ask for measured area, stone allowance, waste and cuts, excavation, base, edge, jointing, drainage, delivery, placement access, restoration, taxes, and exclusions. Ask what happens if the selected stone varies in thickness or the subgrade is unsuitable. A clear setting method and finished elevation will make bids much more comparable than the word “flagstone.”

Choose the setting method before choosing the stone

Ask each contractor to state the proposed setting method and what type of use it is intended to support.

Stone that varies in thickness can also change bedding or base preparation. Site and climate can outweigh the surface choice
Excavation, base preparation, drainage, compaction, access, and restoration remain necessary even when the finish looks informal. A patio on a slope, in a wet area, or beside a building may need more work to establish a stable finished grade. Water that enters the setting or washes across the edge can affect settlement, joints, erosion, and maintenance. Ask where water goes and how the edge is protected.
Regional supply changes the economics. Quarry location, local availability, stone size, haul distance, lifting, and seasonal access can matter more than a nominal material price. Ask whether the proposed stone is expected to have consistent thickness and texture or whether the installation will work with natural variation. Confirm who decides which pieces are acceptable before setting and what happens to broken or unusable material.
The quote should distinguish the stone allowance from the setting method and the work below it. Include excavation, base, bedding, joints, edge restraint, drainage, delivery, lifting, cuts, waste, and restoration. If the patio is near a foundation or on a slope, preserve the route of water and the finished grades in the scope. A material comparison is useful only when these site and performance decisions remain visible.
Ask how the finished patio will be inspected for stable transitions, drainage, joint condition, and pieces that need replacement. Retain the layout and spare-material information so a future repair does not depend on finding an identical stone by chance.
