Foundation Crack Repair or Full Waterproofing System: What Should You Pay For?
A leaking crack can be a localized water-entry point, or it can be one visible part of a drainage problem. The economic decision is not simply whether a crack can be sealed. It is whether the proposed repair addresses the way water reaches the crack and whether the foundation needs a separate structural assessment.
When a spot repair may be proportionate
Localized work may make sense when one crack is the only observed entry point, the foundation is otherwise stable, drainage is functioning, and the contractor can explain why the selected repair fits the wall and crack conditions. Interior injection or localized exterior excavation may be priced separately from a complete perimeter system.

When the project becomes systemic
Several leaking cracks, water at the wall-floor joint, floor seepage, recurring groundwater pressure, a failed foundation drain, or water after rain can change the recommendation. A crack seal may stop one path while water continues through another. In that case, compare the cost of diagnosis, perimeter drainage, sump work, exterior drainage, or a combined system.
The visible crack location does not necessarily identify the outside source. Ask the contractor to state the evidence for a localized conclusion and what will happen if leakage returns elsewhere.
Keep structural questions separate
Crack width alone does not classify structural significance. Movement, bowing, settlement, displaced walls, repeated widening, or other distress may require a qualified structural professional. - Is the foundation drain accessible and functioning, and does the sump receive water from it?

Compare proposals by failure mode

The answers reveal whether the proposal is a focused repair, a managed system, or a package with undefined boundaries.
