Match the treatment to the erosion mechanism

Start by identifying whether soil is being removed by concentrated runoff, sheet flow, wind, bare-slope exposure, foot traffic, a leaking discharge, or loss of vegetation. A mat, seed mix, rock, mulch, or plant installation may protect a surface, but it may not withstand a concentrated flow or correct a grade that keeps directing water through the same channel.

NRCS guidance on slope bioengineering presents limits and site conditions for living or structural measures; it should not be used to assume that every failed slope can be solved with planting. Ask who will maintain the treatment during establishment and after major storms. Keep access for mowing, inspection, and outlet cleaning.

Price the complete scope: diagnosis, diversion, grading, soil, erosion-control fabric or stone, seed or plants, anchoring, access, temporary controls, maintenance visits, and restoration. If the slope supports a wall, driveway, building, or neighbouring property, obtain appropriate local review. Ask for the observable performance goal and the condition that would require a larger stabilization project.

  • Price the mechanism that is losing soil, not a generic erosion product.
  • Drainage, stabilization, and restoration may be one project.
  • Vegetation is not automatically sufficient for concentrated flow or slope movement.
  • Progressive or high-consequence movement needs qualified site evaluation.

Match the treatment to the energy of the water

A small area of bare soil may need surface cover and a better route for runoff. A concentrated discharge, rill, or gully may need diversion, grade control, armoring, a stabilized outlet, or a combination of measures. The presence of vegetation does not by itself establish that the slope is protected; the water’s path and force still have to be addressed. Conversely, a structural solution can be unnecessary when a stable surface and a corrected source of runoff solve the problem.

Ask the contractor to identify the mechanism: sheet flow, concentrated roof or yard runoff, a failing outlet, exposed fill, a slope break, or possible soil movement. Request an observable goal such as stopping a gully from extending, protecting an outlet, or keeping soil out of a drain. This makes a temporary construction-control allowance different from a permanent property fix.

Compare bids by mechanism and outcome

Ask each proposal to state what is causing the soil loss, what part of that cause the work addresses, and whether the scope is temporary protection, durable surface treatment, drainage or grading correction, or a larger support or stabilization project. Include the expected maintenance period, access for inspection, downstream restoration, and the conditions that would require a different scope. A bid for seed, mat, rock, or another labeled product is not comparable to a bid that changes the water route or addresses support at the slope toe.

If the erosion is tied to a drainage route, grade, retaining condition, building, driveway, or neighboring property, ask which qualified trade or professional is responsible for evaluating that underlying interface. Keep diagnosis, temporary controls, construction, follow-up maintenance, and restoration visible as separate assumptions rather than choosing the lowest product allowance.

Budget for the period after installation

New soil cover, seed, sod, mats, stone, or other stabilization may need inspection and maintenance while it establishes. Heavy rain can expose a weak edge, move aggregate, or reveal that water is entering from outside the treated area. Include access, reseeding or replacement, sediment removal, outlet cleaning, and restoration where they are part of the expected result.

If the slope is moving, supports a wall or structure, affects a neighbour, or has a large contributing drainage area, the project may exceed ordinary erosion control. NRCS guidance describes limits for soil-bioengineering approaches and the possible role of designed structures, but it is not a residential design or remote diagnosis. Obtain appropriate local professional input before selecting a method for a consequential condition.
