What an asphalt installation includes

An asphalt driveway is a prepared pavement system, not a layer of hot mix placed over whatever is already there. The scope may include clearing, demolition, excavation, subgrade preparation, aggregate base, grading, drainage, edge support, asphalt placement, compaction, transitions, cleanup, and restoration. Replacement adds removal and disposal and may reveal a weak base or an earlier drainage problem. New installation can involve vegetation, soil, utilities, and a different relationship to the street or garage.

Ask whether the proposal is for new construction, full replacement, an overlay, or localized work. These are different decisions. An overlay assumes that the existing pavement and base are suitable; it should not be used as a label for rebuilding a failed surface. Area and geometry affect material, labor, and equipment. An asphalt overlay or resurfacing is a different scope from full replacement and should not be hidden under the word “repaving.” An overlay may be appropriate when the existing pavement and base are suitable; severe cracking, rutting, soft edges, or drainage failure may require reconstruction. Compare the ownership burden

Include sealing, crack repair, snow and deicing practice, cleaning, drainage maintenance, and the cost of a future cut. Keep local market observations tied to their geography and currency; use them as signals, not universal rates. Keep the pavement layers, edge and drainage details, final grades, reopening condition, maintenance guidance, and future-cut assumptions. Observe the driveway after rain and winter use. Those records help distinguish sealing, patching, resurfacing, drainage, and reconstruction when the first defects appear. Keep the complete pavement record with the property.
