Housewrap and Weather-Resistive Barrier Retrofit Cost During Siding Work

Replacing siding exposes an opportunity to inspect the wall’s weather-resistive barrier, drainage plane, sheathing, flashing, and openings. Repairing or upgrading that layer can be a modest incremental scope when the wall is already open, or a much larger project when the existing assembly is wet, damaged, poorly detailed, or being redesigned for exterior insulation. The siding replacement itself remains a separate cladding project.

Illustrative planning scenario

For 1,500 square feet of U.S. wall exposed during planned re-siding, a limited WRB repair or replacement might be modeled at $3,000–$9,000 in incremental labor and materials before siding. Sheathing repair, opening flashing, exterior insulation, scaffolding, and weather protection can add substantially. Canadian projects require local CAD quotes.

What a weather-resistive barrier does

A weather-resistive barrier, often called a WRB, helps manage rainwater that gets behind the cladding and provides a drainage path toward the exterior when integrated with the wall. Housewrap and building paper are common material families, but the product name does not prove that a wall has a continuous water or air-control layer. Seams, laps, fasteners, corners, penetrations, window and door openings, and transitions all matter.

An air barrier controls air movement. A vapor retarder slows vapor diffusion. A WRB manages bulk-water drainage behind cladding. One material can perform more than one function only when the assembly and detailing make that possible. Calling every housewrap a complete air barrier can create a false expectation about drafts, moisture, or energy performance.

The incremental cost while siding is removed

The low-complexity case is an accessible wall with sound sheathing where the installer repairs laps, replaces limited damaged material, and integrates the openings. A typical case includes removal of the existing cladding, inspection, a new or repaired WRB, tapes or sealants, flashing adjustments, and preparation for the new siding. A complex case adds sheathing replacement, rot repair, window or door flashing, exterior insulation, trim extensions, fastener changes, and extensive drying or restoration.

The cost should be expressed as an incremental scope alongside siding, not as a generic housewrap price. Ask whether the quote includes removal and disposal of cladding, substrate repair, membrane and accessories, opening flashing, penetrations, corners, transitions, inspection, and weather protection during construction. A low material allowance can exclude the labor that makes the layer continuous.

Openings and penetrations drive the result

Windows and doors are common places where a drainage plane, flashing, and cladding interface must be coordinated. Plumbing, electrical, vents, decks, porches, exterior lights, and service entries also interrupt the wall. The contractor should describe how each material meets those details and which opening work is excluded.

Window or door replacement remains a separate decision. A siding project may expose a flashing defect, but it does not automatically justify replacing a sound window. Conversely, installing a new WRB around an opening without correcting a failed flashing detail may leave the water path unresolved. The estimate should identify the boundary between wall-weathering work and opening-specific work.

When exterior insulation is added

Continuous exterior insulation can improve thermal continuity and reduce framing-related heat flow, but it changes wall thickness and affects fasteners, windows, doors, trim, sills, flashing, and the cladding attachment. The WRB may be placed in a different relationship to the insulation depending on the design. This is an assembly decision, not simply an extra layer to add after selecting a siding product.

If the homeowner is considering exterior insulation, request a coordinated wall detail showing the control layers, openings, base, corners, roof and foundation transitions, and the intended drying behavior. The price should separate design or detailing, insulation, membrane, fasteners, opening extensions, cladding, and finish. Do not use a material-only per-square-foot allowance to compare complete wall systems.

Moisture and damaged sheathing

Wet sheathing, rot, staining, or mold changes the sequence. The wall may need to dry, the water source may need correction, and damaged material may need qualified handling before a new barrier is installed. A WRB is not a substitute for roof, flashing, plumbing, or structural repair. Environmental remediation and hazardous materials have their own professional boundaries.

Ask how the contractor will document concealed conditions and price changes. A contingency for sheathing repair may be reasonable, but it should state the unit, approval process, and evidence that triggers it. Do not approve a project that promises to wrap over wet or structurally compromised substrate without explaining how the problem is resolved.

How to compare quotes

Put these items side by side:

  • the wall area and cladding removal assumptions;
  • sheathing inspection and replacement allowances;
  • WRB product, laps, tapes, sealants, and drainage details;
  • window, door, roof, foundation, deck, and service transitions;
  • exterior insulation and trim changes, if any;
  • weather protection, drying, and temporary exposure;
  • labor, disposal, scaffolding, and access; and
  • testing, inspection, warranty, and exclusions.

Ask what the WRB is expected to accomplish. If the answer is “stop all drafts,” ask where the continuous air barrier is and how it is sealed. If the answer is “stop all moisture,” ask which bulk-water sources and openings were inspected. Clear language prevents a siding quote from carrying an unpriced whole-wall performance promise.

U.S. and Canadian context

WRB principles are shared, but building assemblies, cladding practices, weather exposure, labor, code requirements, and prices differ. The evidence does not establish a universal U.S. or Canadian incremental WRB amount. Keep local currencies separate and verify jurisdiction-specific requirements before treating a product or detail as compliant.

The best time to address a weather-resistive barrier is often when siding has already been removed, but the opportunity is valuable only when the wall details are designed and priced as a complete enclosure. A membrane name is not a drainage plane, air barrier, or moisture cure by itself.

Repair, replace, or redesign

Not every exposed wall needs a new WRB. A contractor may recommend localized repair when the existing layer is continuous and the problem is confined to a penetration or opening. Replacement may be appropriate when the membrane is discontinuous, damaged, badly lapped, or impossible to integrate with new flashing. Redesign becomes more likely when exterior insulation, a changed cladding attachment, or a major water-management correction is planned.

Ask what evidence supports the recommendation. A quote that says “install new housewrap” should identify the wall areas, existing condition, laps, edges, corners, openings, and transitions. If the wall is being opened because of rot or water entry, the source and substrate condition should be corrected before the new layer is covered. The membrane is part of the repair sequence, not a substitute for diagnosing the leak.

Weather protection during construction

Siding removal can expose sheathing to rain before the permanent cladding is installed. Ask how the contractor will protect the wall, manage drying, and handle weather delays. Temporary coverings, scaffolding, repeated mobilization, and damaged substrate can add cost. These allowances should be visible rather than treated as an unexpected change order.

The final inspection should check more than whether the roll is present. It should confirm that the WRB is connected at openings, penetrations, corners, base, roof transition, and other interruptions, and that the cladding system retains a drainage path where the design requires one. That is what makes the incremental scope useful.

Keep photographs and a wall detail before the siding returns. Record the membrane and tape products, opening and base details, areas repaired, and any sheathing left outside the scope. Those records help distinguish a future leak from an unfinished original detail and make later window, door, roof, or cladding work easier to coordinate.

Price the transition details

The field of a WRB is usually easier to understand than its transitions. Ask the contractor to identify how the layer will meet window and door flashings, roof-to-wall intersections, corners, the foundation or base, utility penetrations, decks, porches, and changes in cladding. If existing sheathing or framing is damaged, show how it will be opened, dried, repaired, and accepted before the membrane is installed.

Separate siding removal and replacement from the incremental WRB work, and ask whether trim, insulation, rainscreen components, or opening extensions are part of the quote. A lower material price is not a saving if the drainage path is interrupted or the opening details are left for another trade. The closeout record should include a marked elevation or photographs that show the concealed sequence before cladding hides it.
