Garage Conversion Cost: Turning a Garage Into Living Space
An ordinary garage conversion creates owner-occupied living space such as a family room, office, bedroom, or studio. It is not automatically an ADU. The budget depends on the slab, moisture, wall and roof assemblies, garage-door opening, windows, insulation, electrical, heating and cooling, plumbing, finishes, and the loss of parking or storage.
A non-ADU planning example
Do not use Angi’s approximately $110,000 U.S. garage-to-ADU observation as an ordinary conversion price; the ADU has a different independence and approval scope. For illustration only, an attached 500-square-foot room conversion might be modeled as $12,000 for door infill and exterior work, $10,000 for floor and moisture preparation, $15,000 for enclosure and windows, $8,000 for electrical and HVAC, $15,000 for finishes, and $5,000 for design and approvals: $65,000 before replacing parking or storage. Replace the hypothetical lines with a bid for the intended use.
The shell comes first
Check slab elevation and condition, water entry, drainage, insulation, roof, walls, and the relationship between the garage and the home. Garage floors may sit below or above adjacent floors, and the former vehicle opening may require framing, weatherproofing, insulation, windows, or a new door.
Cost layers
Enclosure: Garage-door infill, windows, exterior finish, insulation, air sealing, drywall, ceiling, and moisture details. DOE guidance supports addressing moisture and the building assembly before concealing it with finishes.

Ordinary space versus ADU
If the space needs a complete kitchen, independent entrance, and independent dwelling function, use the garage-to-ADU decision instead. Angi reports about $110,000 as a 2026 US market observation for garage-to-ADU conversion, but that figure includes a different scope and does not price an ordinary room conversion.
The trade-off
The conversion gains interior area but loses parking, storage, workshop function, or vehicle protection. Consider where tools, bikes, seasonal goods, and vehicles will go. A project that creates a family room but requires a new detached garage may not be the saving it appears to be.
Compare bids
Ask for slab and moisture assumptions, garage-door infill, windows, insulation, exterior finish, electrical, HVAC, plumbing, partitions, flooring, parking implications, permits, design, demolition, protection, and restoration. Keep ADU requirements separate unless independent dwelling use is actually intended.

Plan the interface with the house

The exact assembly belongs in the design and local review; the budget should still show it.

Define the new use and the lost use

Compare conversion levels
Prepare a basic living-space scenario, a service-intensive room scenario, and an independent-dwelling scenario only when each could satisfy the household’s goal. For every scenario, show readiness and demolition, slab or floor work, enclosure, windows and doors, electrical, HVAC and ventilation, plumbing, finishes, professional services, approvals, protection, disposal, and restoration. The scenarios should use the same access and finish assumptions so the difference reflects the intended use.
If the garage’s shell needs broad reconstruction, compare the conversion with a new addition or a new detached space. If parking is required locally or functionally, include the replacement solution before deciding that the conversion saves money. The lost garage use is part of the household’s economic outcome.
Protect future service access
Include the conversion’s threshold and exterior approach in the finished-use test. A new door, step, ramp, walkway, or weather-protected entry may be required for the room to work safely, and each can affect drainage and the parking arrangement. If equipment must move, price the move and the downstream repairs as part of the conversion level.
Then compare the finished room with the value of the garage as a flexible work or storage space.
